The most expensive homes sold in Marin County are one of the clearest indicators of where the luxury market is actually trading. This annual Top 10 is also my most popular blog article each year—people love seeing Marin’s most beautiful, high-end homes, and the results offer a real-world read on how the top of the market is performing.

Marin County’s Historical Highest Home Sale Price by Year
So What About Off-Market Sales Not Reported in MLS?
Every year, I publish this Top 10 using MLS-reported closed sales—because that’s the cleanest “apples-to-apples” dataset for tracking the market. But Marin’s true ultra-luxury segment has an important wrinkle: some of the biggest transfers happen off-market and are not reported in the Multiple Listing System (MLS).
It’s also important to distinguish between two different types of “off-market” activity:

Off-market, later added to the MLS: Some private sales are never publicly marketed, but the closing is later entered into the MLS as a sold comparable (often by one of the parties involved). Those transactions can show up in an MLS-based Top 10 and are reported in my list.

Off-market, not added to the MLS: Other private transactions are completed entirely outside MLS reporting and never appear there at all—yet they still become discoverable through public records (and sometimes reputable media coverage). Those transactions will not appear in an MLS-based Top 10 list, even if they are significant.
A great example occurred in Belvedere in late August 2025, when former Apple design chief Jony Ive was widely reported to have purchased four Belvedere Island homes for a combined $73 million, including one property reported at $43.5 million—a price point that would sit far above the #1 sale on this year’s MLS Top 10 list.

Why some buyers and sellers choose off-market in Marin
At the top end, off-market transactions often come down to privacy and control—fewer showings and less public visibility, greater discretion, reduced “days on market” signaling, access to properties not broadly marketed, and a faster, more tightly managed process when both sides are motivated.
