Thomas sold 40 Rodeo Avenue in Sausalito in 2023 in One Week for $255,000 Over the Asking Price

The most expensive home sold in Marin is one of my most popular blog articles each year, and I am pleased to present it as we kick off 2024. Once again, Belvedere claimed the top spot, with 210 Beach Road selling off market for $23,350,000, a 20% increase compared to the most expensive Marin home sold in 2022. Stephanie Lamarre, one of my esteemed colleagues at Golden Gate Sotheby’s International Realty, represented this property off-market.

The exclusive town of Belvedere captured SIX of the top 10 slots this year – the first time I can recall that has happened since I began writing these articles 9 years ago. 

With higher interest rates and tech companies preparing for a recession that never came by laying off employees, the Bay Area real estate market took a breather in 2023. The Marin median home price was down about 9% vs prior year, and more significantly, the number of homes for sale was down 50% during most of the peak season months.

The story was the same at the national level as home sellers waited on the sidelines, unable to take their 3% mortgages with them, and unwilling or unable to buy a new home at 8%. At the start of 2024, analysts are predicting rates will dip just below 6% which should help “unfreeze” the market. Time will tell! #1 – The most expensive home sale in Marin County in 2023 was 210 Beach Road in Belvedere, which sold off market for $23,350,000 on December 1, 2023.  The home last sold in 2008 for $9.750,000, a steep discount from its asking price then of $11,500,00. The MLS description reads: “Rarely available waterfront compound on Belvedere Cove with breathtaking views of the Bay, comprised of main house, guest house with full kitchen, beach house with kitchen and dock, and multi-purpose building with garage and office/guest suite, all recently renovated to the highest standards and set amid stunning, private grounds. #2 – The second most expensive home sold in Marin County in 2023 was 134 Seadrift Road in Stinson Beach, which sold on 10/25/2023 for $17,500,000. It last sold in 2002 for $2,500,000. The property description from MLS reads: “One of the most remarkable oceanfront homes to ever come available on Northern California’s pristine shoreline of Stinson Beach. #3 – The third most expensive home sold in Marin County in 2023 was 27 Bellevue Road in Belvedere which sold for $14,250,000 (vs. an asking price of $19,950,000) on 1/27/2023.  The property description reads: “This exquisite waterfront on Belvedere’s Corinthian Island was custom designed and built in 2008 for a well-known yacht racer. Remodeled in 2015 by the current owner, also a yacht racer. #4 – The fourth most expensive home sold in Marin County in 2023 was 9 West Shore Road in Belvedere,  which sold for $14,200,000 vs. a list price of $13,995,000. #5 – The fifth most expensive home sold in Marin County in 2023 was 21 Canyon Road in Ross which sold on 3/23/2023 for $14,000,000 vs. the list price of $19,750,000.
