Wondering about the least expensive homes sold in Marin County in 2019? Marin County is famous for its high-end real estate market (with prices to match) with prices last year soaring to $14 million.  As a companion to my ten most expensive homes sold in Marin County in 2019 article, I decided it would be interesting to also look at the 10 least expensive homes sold in our beautiful county. 

Homes at the lower end of the price spectrum tend to move quickly, with an average of 45 days on market and one as low as only 6 days on the market prior to sale. Those looking for homes in this price range are served well by an agent who is constantly monitoring the market and pocket listings for inventory.

Almost every home I have ever purchased has required extensive work, and I became accustomed to having a port-a-potty and/or a debris box in my driveway for much of the 1990s and early 2000s. The sweat equity my partner and I have put in over the years has allowed us to purchase homes we could afford and gradually turn them into homes we love to live in.

Homes on this year’s list are located in Fairfax, Mill Valley, Dillon Beach, Novato, San Geronimo and San Anselmo. West and north Marin County tend to have less expensive housing while southern and central Marin have higher prices.

I truly enjoy working with clients at this end of the price range — whether it is families just starting out or remodelers who plan to “flip and sell,” I find it very rewarding to help buyers see the potential in properties, as well as to enter purchases with “eyes wide open” with thorough inspections and discussions about pros and cons of potential purchases. In some cases I have worked with property developers to identify properties, pick out finishes, and make important re-sale decisions before and during remodels.

For the purposes of this article, I excluded condominiums and focused my search on single-family homes that were either sold via the Multiple Listing System or sold off market then entered by their agent into the MLS.

#10 – The tenth least expensive home sold in Marin County in 2019 was a townhome at 465 San Marin Drive in Novato, which sold for $571,000 after 29 days on the market.  According to MLS records, it’s a 2 BR / 1 BA with about 1500 square feet. The property description reads: “Lovely single level end unit duet in San Marin w/private courtyard. 2bd/1ba & 1,500 +/- sf. Kitchen w/maple cabinets, dining area. LR w/soaring beam ceilings, fireplace & sliders leading out to private yard. Garage has been converted into a large family/bonus room. Master w/soaring ceiling & dual closets, large Jack-n-Jill bath w/separate vanities. #9 – The ninth least expensive home sold in Marin County in 2019 was 508 Oceana Drive in Dillon Beach, which sold for 535,000 after 30 days on the market. According to MLS records, this home has 2 bedrooms and 2 bathrooms, and is approximately 1303 square feet. The MLS description: “Top of the hill at Dillon Beach! This is your chance to get into a fabulous coastal community just over an hour from San Francisco.This 2 bedroom home is on a large level lot that could easily accommodate an addition or 3rd bedroom (verify with the County and HOA) for its future use. Stunning views and pastoral views from the back add to the peaceful surroundings. Dillon Beach has been voted as Marin Counties most dog friendly beach!” Represented by Ellen Lesher of Compass.

#8 – The eight least expensive home sold in Marin County in 2019 was 61 Hillside Avenue in San Anselmo, which sold for $535,000 after 76 days on the market. According to MLS records, the 1400 square foot home has 3 bedrooms and 2 bathrooms. It was described in MLS as: “This is a truly a wonderful opportunity in San Anselmo. The house is a major fixer on an amazing lot. There are three parcels that include 18,000sqft of land with amazing views and a terrific location. There is a charming turn of the century home is great. There are also conditionally approved plans for a new 2800sqft house. Let your imagination run wild with this once in a lifetime property!” The property was represented by Jason Holmes of Homes Burrell Real Estate.

Hiking and Biking enthusiasts will love the trails offered in this small town. Minutes away from the vibrant town of Fairfax, which offers several amenities such as the San Geronimo Golf Course.” This property was represented by Travis Azevedo.

1190 Leafwood Heights in Novato Sold for $515,000

#6 – The sixth least expensive home sold in Marin County in 2019 was 1190 Leafwood Heights in Novato which sold for $515,000 after just 9 days on the market. The listing description reads: “Contractor’s paradise! This classic home offers an incredible opportunity for someone looking for a project on a great piece of land. The home sits on an ideal lot with panoramic views, a spacious usable yard, cul-de-sac location, and close to open space. Fantastic floor plan with living room and family room both opening to the backyard, formal dining area, and a large country kitchen. Wonderful light from windows and skylights.” Listed by Laura Watts of Coldwell Banker.

#5 – The fifth least expensive home sold in Marin County in 2019 was 34 Sylvan Way in Woodacre which sold for $475,000 in 93 days. The listing description reads: “Great opportunity on a 1/2 acre knoll! Rustic shingled home that has incredible charm & character with two upstairs bedrooms, plus one on the main floor that has a sun porch w/wrapped glass windows & Douglas fir flooring. #4 – The fourth least expensive home sold in Marin County in 2019 was the third least expensive home sold in Marin in 2018.  Interestingly, 79 Wood Lane in Fairfax Sold for $450,000 in May 2018 and then sold after 35 days on market for the same price in October 2019.  According to MLS, the home has one bedroom and one bathroom and is 713 square feet. The property description from MLS reads: “Deer Park flats, moments from downtown, this approx. 1/2 acre property offers many possibilities. Come build your dream here and become part of this friendly neighborhood. Beautiful, relaxing setting and an easy walk to shops, restaurants, music, farmer’s market, & much more. Seemingly endless hiking & biking trails are right out your door. Historic Marin Stables at end of street. According to MLS records, it is a 2 bedroom / one bathroom hope with 755 square feet. The property description reads: “A rare opportunity in the Village! Two bedroom 1 1/2 bath home with storage space/garage below. Possibly room for small expansion or deck out back. Just a quick walk to the beach, store and restaurant!” This property was represented by Brad Staplin of Dillon Beach Realty.

The Second Least Expensive Home Sold in Marin County in 2019:
457 Edgewood Avenue in Mill Valley Sold for $425,000

#2 – The second least expensive home sold in Marin County in 2019 was 457 Edgewood Avenue in Mill Valley, a cottage which sold for the value of the lot for $425,000 after 26 days on market, with an original listing price of $375,000. The photo above is a rendering of a potential home, per the MLS description: “Outstanding opportunity to build on a level site in the City of Mill Valley! The existing structure is a 1940’s cabin. 93 Meernaa Avenue in Fairfax Sold for $375,000

#1 – The least expensive home sold in Marin County in 2019 was 93 Meernaa Avenue in Fairfax, which sold for $375,000 (versus an original listing price of $449,000) after 47 days on the market. According to MLS records, it is a two bedroom / one bathroom home with 528 square feet. The property description from MLS reads: “Fabulous opportunity in desirable Deer Park Neighborhood. Major fixer or build your dream home. Close to hiking/biking trails, parks, and downtown Fairfax.” This home was represented by Christian Carrigg.
