Ten Most Expensive Homes Sold in Marin County in 2018 | Complete List

Wondering what the most expensive homes sold in Marin County in 2018 were? As 2019 kicks off, I thought it would be worthwhile to take a moment to look back on the Marin County real estate market in 2018 to see the top 10 sales last year. The very top sale, a home on a site once owned by iconic concert promoter Bill Graham, was 800 Corte Madera Avenue in Corte Madera (featured below), which sold for $21,400,000 at the end of July.

Home Inventories Up While Pricing Beginning to Flatten and Decline: The 2018 real estate market in the Bay Area is going out with a whimper instead of the "bang" of prior years. The national and local real estate markets have definitely slowed down, as rising interest rates, a faltering stock market and limited deductibility of state / local taxes and mortgage interest have all taken their toll. In November 2018 we saw a whopping 45% more homes on the market than in November 2017 while new listings decreased by about 20%. This indicates to me that the surge of inventory we saw after Labor Day -- much higher than prior years -- did not completely sell and will likely remain on the market through spring.

Last month we saw the number of homes for sale in Marin increase about 25% versus the same time last year, and this month that number increased to 36.1% more inventory on the market than in October 2017.  The median price of homes sold last month was up 13.7% versus prior year, continuing a trend we have seen all year. Will prices continue to increase as inventory increases?

Preparing a Luxury Home for Sale | Marin Real Estate Behind the Scenes

I knew the launch of 21 Gilmartin Drive in Tiburon would be unlike any home I had introduced to the Marin County real estate market. Because it had been on the market for a while with another firm, I was concerned that agents — and thus their buyers — would overlook this stunning property. I needed to give them a reason to give it a second look.

Marin County Real Estate Market Report May 2018 | Trends & Market News

Welcome to my May 2018 Marin County Real Estate Market Report! The market is in full-swing and it is the most exciting time of year for those of us who live and breathe real estate. Home buyers are out in full force, and sellers are seeing well-priced and well-presented homes go quickly. Pictured above is my listing 134 Madrone in San Anselmo, which I sold in one day off market for $50,000 over asking. I am seeing more pocket listing activity on Top Agent network than this time last year. While it's impossible to know the percentage of off-market sales to the total, I believe it is a healthy number.

Preparing A Home To Sell For Top Dollar: A Case Study

Properly preparing a home for sale can make a big difference in how that home is received by buyers and ultimately how much they are willing to pay for it. Even in a sellers' market where there is a great deal of competition for homes, this is still a wise investment and can yield large dividends. Given my background in design and marketing, this is one of my specialties and I thought I would share a case study to illustrate my point.

However this month we see prices have declined from the prior month and inventories are up.
