The Ten Most Expensive Homes Sold in Marin County in 2020

Cyclists in Ross, California

The Bucolic Town of Ross Once Again Takes the Top Spot in the List of Most Expensive Homes Sold in Marin County This Year

2020 is now history and it is time for my annual recap of the most expensive homes sold in Marin County. As the pandemic engulfed the world, many sought out the outdoor space and seclusion that Marin County provides its residents, and pricing reflected that. At year end we saw the median home price in Marin County up almost 15% versus the same time in 2019.

In 2020, the most expensive home sold in Marin County sold for $15,750,000, which was $1,750,000 more than the most expensive home sold in Marin in 2019. The #1 and #3 sales of the year were located in the exclusive town of Ross while the remainder of the top 10 were all in Belvedere and Tiburon. Notably absent from this year’s list is Kentfield, which traditionally makes a strong showing in the top 10, though it only missed the top 10 by one — the 11th most expensive home sold was located in Kentfield.

Some interesting stats: The six homes publicly listed on MLS sold for less than their original asking price, but most did sell quickly. Sales were weighted towards the back half of the year once the pandemic’s impact on real estate and the stock market became more clear. In fact, the #5 home was sold on 12/30/2020 and three of the top ten closed in December. Four of the top ten most expensive homes sold were transacted off market then entered into MLS by their respective agents after the sales closed.

The market looks poised for a strong start to 2021, with December — typically the slowest month of the year — a very active month for buyers and sellers. Check out my monthly Marin Real Estate Market Reports here for more commentary on the market. Wishing you and yours a very happy 2021!
