Marin County Real Estate Market Report February 2020 | Trends & Market News

The spring real estate market is about to launch and by all indications it is going to be a very strong season. January is normally a sleepy time of year in the market, but not this January. We saw sales up 7.3% vs. January 2019 and homes in pending sale status up a whopping 10.5% versus the same period last year. Median pricing held about flat, down 0.5% versus January 2019 while inventories declined 25%. Read more here.

Marin County Real Estate Market Report January 2020 | Trends & Market News

The market did not take as much of a pause as it usually does in December - I personally closed deals on both Christmas Eve and New Year’s Eve, a first for me. Versus last year, inventories in Marin County were down 18%, median pricing was flat and sales were up about 20%. Read more here.

Marin County Real Estate Market Report December 2019 | Trends & Market News

Another year comes to a close but there’s time for one more market report before we celebrate the holidays. I would like to take a moment at the top of the report to thank you all for your support this year -- it was one of my best ever -- and to wish you a very happy holiday season.  In November we saw median pricing that was flat to last year, while inventories were down about 32% vs. the same month in 2018. We ended the month with 340 active listings in MLS compared to 398 in November of 2018. I would classify the market as very strong. Read More Here.

Marin County Real Estate Market Report November 2019 | Trends & Market News

This is the first month in a while that we have seen inventories begin to flatten versus the same time last year and pricing begin to move in an upward direction. The number of homes for sale in October 2019 was down just 0.4% versus October 2018, while the median sold price reversed its downward trend and was actually up 4.2% versus last year. Homes are taking longer to sell, though, with days on market up 43%. Read more here.

Marin County Real Estate Market Report October 2019 | Trends & Market News

The September numbers are in and we continue to see home inventories up and pricing slightly down versus last year. September is always a good month to watch as it kicks off the Fall “mini season” which begins just after Labor Day Each Year. This year we saw home inventories up 7.5% versus last year while median pricing is down 3.5%. Read more here.

Marin County Real Estate Market Report September 2019 | Trends & Market News

The August 2019 Marin real estate market numbers are in and we continue to see higher inventories and lower prices than last year at the same time. The median sold price dipped 2.1% vs. August 2018 while the number of homes sold was down 8.5%.

Marin County Real Estate Market Report August 2019 | Trends & Market News

The July numbers are in and we are seeing the trend continue of increased inventory and decreased pricing compared to last year. The median price of homes sold in July in Marin County was down 4.1% versus July of 2018, while the number of homes for sale increased by about 25% for the same period. However the increased home inventory is also driving increased sales, which were up almost 14% compared to the prior year. Read more here.

The Marin real estate market numbers forJune 2019 are in and we continue to see higher inventory and flattening prices compared to last year at the same time. The number of homes on the market was up 32% compared to June 2018 while median pricing was down about 3%.
