61 Gold Hill Grade in San Rafael Went Into Pending Status in 5 Days With Multiple Offers

Marin Real Estate Market Report August 2020

There’s just one word for the Marin real estate market last month and that word is “WOW!” We saw median pricing increase a whopping 20% vs. July of 2019 while inventories were down 27.2% vs. last year. Two months ago, had 3.5 months of inventory on the market in Marin. Now we are down to 1 month of home inventory, which is typical for December but not for summer.

Homebuyers from San Francisco, looking for the Marin lifestyle, are out in droves. They are looking for swimming pools, large outdoor spaces and walk-to-town when possible, along with the usual requirements of remodeled, move-in ready homes and views. I have several clients right now who are looking for properties with both tennis courts and swimming pools.

Last year at this time, we had almost double the inventory on the market with two months of supply. We also had come off a period of higher inventories and flattening pricing. The market has kicked into overdrive, fueled by low interest rates and the ability for employees to work at home.

61 Gold Hill Grade, my new-construction modern farmhouse listing in San Rafael’s Dominican neighborhood, went into “pending” status with multiple offers within 5 days on the market. Buyers loved the beautiful modern farmhouse design, open floor-plan and stunning swimming pool with exquisite privacy. I was also happy to see the Fancy Pants Homes covered my listing in their top real estate blog.

6 Oak Park Drive in Novato also went into escrow quickly. Buyers loved the private large lot which backed up to open space. They also loved the open-concept floor plan.

In my world, I just launched 1469 Sandpiper Spit in Point Richmond, a stunning waterfront home with San Francisco skyline views and a 55-foot dock with deep water access. Imagine sailing to brunch in Tiburon or taking an impromptu sunset sail below the Golden Gate Bridge! 

I will also be launching 10 Magnolia in Larkspur in the next couple of days, a walk-to-everything Spanish Mediterranean bungalow that exudes charm. I believe buyers will love the easy floor plan, the remodeled kitchen, and of course the large, private fenced yard. Oh yes, and great schools!

What Are The Current Restrictions on Marin Real Estate?

The restrictions on real estate in Marin County were reduced but there are still some restrictions for everyone’s safety:

  • No open houses or broker’s opens are permitted 
  • Homes (both occupied and vacant) may now be shown after prospective buyers review disclosures and sign COVID-19 affidavits
  • Seller may not be at home when it is shown
  • All involved in showings must wear personal protective equipment (masks, gloves, etc) and avoid touching anything (railings, doorknobs, etc)
  • Only two buyers plus one agent may attend showings
