Marin County Real Estate Market Report September 2020 | Trends & Market News

In August we saw Marin home sales increase 41.8% vs. August 2019, with the median sold price up a whopping 23.5%. The number of homes sold in August was up 41.8% versus prior year, reflecting the delayed season due to the pandemic as well as the increased demand for homes outside large metropolitan areas. There’s just one word for the Marin real estate market last month and that word is “WOW!” We saw median pricing increase a whopping 20% vs. July of 2019 while inventories were down 27.2% vs. last year. Homebuyers from San Francisco, looking for the Marin lifestyle, are out in droves. They are looking for swimming pools, large outdoor spaces and walk-to-town when possible, along with the usual requirements of remodeled, move-in ready homes and views. Read more here.

What a month June was! Pricing metrics were all up DOUBLE DIGITS vs. June of 2019, while inventories were down double digits. June was a classic tale of supply and demand imbalance as buyers came out of quarantine in search of the great schools, wide open space and desirable lifestyle that Marin County affords. In April we saw home inventories down by 44% vs. the same month last year, but median home pricing moved up 1% and homes sold quicker than last year with days on market declining 15%. The market has been on "pause" but shows very strong signs of life. Read more here.

Marin County Real Estate Market Report March 2020 | Trends & Market News

The spring real estate season is underway, and buyers are out in full force. Home inventories declined 5.7% versus the same period last year while most pricing metrics began trending upward, with the exception of median sold pricing which was down 4.4%. It is a turbulent time with the Corona (COVID-19) virus continuing to spread and a stock market that is showing volatility unlike anything we have seen since the financial crisis but so far the market here in Marin continues to perform very well.

Marin County Real Estate Market Report February 2020 | Trends & Market News

The spring real estate market is about to launch and by all indications it is going to be a very strong season. January is normally a sleepy time of year in the market, but not this January. We saw sales up 7.3% vs. January 2019 and homes in pending sale status up a whopping 10.5% versus the same period last year. Median pricing held about flat, down 0.5% versus January 2019 while inventories declined 25%. Read more here.

The market did not take as much of a pause as it usually does in December - I personally closed deals on both Christmas Eve and New Year’s Eve, a first for me. Versus last year, inventories in Marin County were down 18%, median pricing was flat and sales were up about 20%. Read more here.

Marin County Real Estate Market Report December 2019 | Trends & Market News

Another year comes to a close but there’s time for one more market report before we celebrate the holidays. I would like to take a moment at the top of the report to thank you all for your support this year -- it was one of my best ever -- and to wish you a very happy holiday season.  In November we saw median pricing that was flat to last year, while inventories were down about 32% vs. the same month in 2018. We ended the month with 340 active listings in MLS compared to 398 in November of 2018. I would classify the market as very strong. Read More Here.

Marin County Real Estate Market Report November 2019 | Trends & Market News

This is the first month in a while that we have seen inventories begin to flatten versus the same time last year and pricing begin to move in an upward direction. The number of homes for sale in October 2019 was down just 0.4% versus October 2018, while the median sold price reversed its downward trend and was actually up 4.2% versus last year. Homes are taking longer to sell, though, with days on market up 43%. Read more here.
