The market shift that began a couple of months ago accelerated in July, with inventories increasing significantly as prices in the Marin real estate market begin to flatten out and in some cases decline. Homes that would have sold a few months ago with multiple offers for over asking are sitting on the market, and we are seeing more downward price adjustments than anytime in the last two years. We saw something in last month’s numbers that we have not seen in more than a year – the number of homes for sale and the months of inventory (how long it would take to sell all the homes on the market if no additional homes were listed) both increased versus the same time last year. There were 256 homes on the Marin real estate market in June - a 29% increase from last year and the most homes for sale in the past 14 months. Read more here.

Marin County home prices reached record heights last month, with the median home price at $1.8 million, up 16% compared to February 2021. The average price per square foot is closing in on $1000 per square foot – just $9 short, and up a whopping 22% vs. the same time last year. Lack of inventory – homes to sell – continued to be an issue last month, with the number of new listings down almost 60% compared to the same time last year. This is not unique to Marin – new listings are down 40-50% throughout the San Francisco Bay Area. Pricing continues to march upward, with median home prices up 12% to $1.55mm compared to the same time last year.

December is traditionally a slower month in Marin real estate and this year we did see a return to normalcy with fewer transactions taking place than last year at this time. The median sold price of $1.55mm was up 10% vs. December 2020. There were only 45 homes on the market in Marin in December, a 64% drop from this time last year. Read more here.
