In June we saw the market continue to cool versus the same time last year, but the market has picked up considerably compared to earlier in the year. The median home price in Marin County was $1.9 million, down 15% from June 2022, while the number of homes on the market was down 40% compared to the same time period. In May we saw inventory begin to recover from earlier in the year. While the number of homes for sale is still down 32% vs the same period in 2022, we saw a 14% increase vs. April and a 34% increase since March. The market seems to be adjusting to the more normal interest rates this year, with the pace of price reductions slowing as we enter the summer season. The median home price began to flirt with that $2 million price point again, climbing to $1.9 million. Read more here.

The Marin real estate market continued to slow with the median home price down to $1.2mm in February, down 8% compared to February 2022. At the same time, the number of homes on the market is down 50% compared to the same time last year as some sellers wait on the sidelines hoping for a return to the boom market that took off during the early stages of the pandemic. Days on market jumped considerably to 62, up 35%, while the months of supply of homes for sale nearly doubled from the prior month. Happy New Year! 2023 began with a bang in Marin County with record rainfall and one storm after another, replenishing our reservoirs and inflicting misery on those suffering its effects. The real estate market in December, while sleepy, set an interesting tone for the year. For the first time in as long as I can remember, the median home price declined. It was down 4% compared to December of 2021 at $1.3mm. The number of homes for sale also dropped 26% to 220 and the homes on the market were taking longer to sell, up 33% to 48 days on market. Ten Most Expensive Homes Sold in Marin County in 2022 | Complete List

The most expensive Marin County home sold in 2022 sold in Belvedere for $19,500,000, down significantly from 2021's top sale of $28,100,000. Six of the top ten were sold in the first half of the year, before rising interest rates and a declining stock market took their toll on the overall market.
